If you are relocating to Pennsylvania, here is some helpful information that you may want to consider before looking for a home:
1. Do you have a home to sell? If so, is it on the market already? Many sellers will not want to take their home off the market by accepting an offer contingent on the sale of a buyer's home- especially in another state. In this present market it is all too important to be prepared before you go house-hunting and sign any agreements. In relocating, if you are selling a home and do want to put an offer in with this kind of contingency, the seller will want a copy of your listing agreement/and or contract on your present home as part of the deal. Unless you can carry 2 mortgages, or are willing to take a bridge loan, do your self a favor and get your house on the market ASAP! I can help you by putting you in contact with a local Century 21 broker in YOUR area. This will help get the wheels turning in your relocation process and ultimately, put you in YOUR NEW HOME! Century 21 is the next most used website for home searching in the country next to Realtor.com. Listing your home with a Century 21 office gives you the most exposure to buyers worldwide.
2. Get prequalified by a reputable mortgage lender. When relocating, many mortgage companies or banks will want to see that you have employment waiting for you here before you close on your home. Situations do vary, so before you fall in love with the home of your dreams, please speak to a lender first. You may have a bank that you are using for your present mortgage but remember not all banks or mortgage companies can do business in all 50 states. So do not assume anything - check with your bank. If they cannot give you a loan in PA, I can assist by referring you to a reputable lender. Our office here at Century 21 Call First has access to the best lenders in the area, and we regularly work with many of the local banks and mortgage companies. I can find the best one for your situation, and you, the buyer can make the final decision on which one to use.
3. Decide on your priorities in a new home. As your Century 21 agent, I can look for new homes for you and email the listing information to you for your review. However, if you are not familiar with this area, it would be helpful to know as much information as you can provide on what you are looking for in a home, a school district, commuting distance to your new job, etc. Chances are that you cannot make weekly trips out here to see homes. To make sure your trips are few and worthwhile, let me know exactly what you want, from the most important items to the least, so we can narrow down your selection of homes to view before you get here. This will make your trip more enjoyable and fun if we are looking at homes that fit your lifestyle. I can provide school or any local information you need to help decide on a location to live. The more I know about you- the more helpful I can be as your agent.
4. Keep me updated on your situation. I am more than happy to work with you for however long it takes to relocate to PA.
